1. What The Owner's Report is

The Owner's Report provides market estimates for billboard ground leases on property in the states we cover (currently Florida, Texas, and Georgia), generated from publicly available data including the relevant state Department of Transportation (FDOT, TxDOT, or GDOT) billboard-permit database, public traffic records, and other public sources.

The report is an informational estimate to help you understand what your land may be worth to a billboard operator and whether an offer you have received is reasonable. It is not an appraisal, not legal advice, not a guarantee of eligibility, and not a promise of any specific lease value or outcome.

2. What you are buying

We offer two digital products for one property. The Rate Report ($149) is generated from public data, reviewed by a former billboard operator, and delivered as a PDF by email and on your order page within 24 hours of purchase; if that review runs long, it is delivered automatically so you are never left waiting. The Report + Offer Review ($449) includes everything in the Rate Report plus a personal written review of your specific offer and a counter-strategy memo, prepared individually and delivered within 48 hours — it is never delivered without that review. Both are negotiation preparation and market estimates: not an appraisal, and not legal advice. The accuracy guarantee below applies to both. We also offer The Rate Check ($49), a separate product for billboard advertisers: an independent, automatically generated statistical verdict on a quoted advertising rate, delivered instantly as a permanent web page — it is not reviewed by a human before delivery, and the same not-an-appraisal, not-legal-advice terms apply.

The personal review is performed by a former billboard operator — an industry operator, not a licensed real estate appraiser, broker, or attorney — and is an informed opinion, not a certified appraisal.

3. Not an appraisal or legal advice

Nothing in a report or on this site is an appraisal, a legal opinion, or professional advice, and no appraiser-client or attorney-client relationship is created by any purchase or use of this site. Billboard spacing eligibility is determined by the relevant state Department of Transportation and local zoning authorities, not by us. Before you sign, renew, or negotiate any lease, consult a licensed real estate attorney in the property's state and, where appropriate, a licensed appraiser.

4. Data accuracy

Our estimates rely on third-party public data that may be incomplete, delayed, or out of date. Permit records change over time, traffic counts are updated periodically, and individual properties vary. We work to keep our data current but we do not warrant that any figure, permit, distance, or estimate is accurate, complete, or current.

5. Payment and refunds

Payment is processed by Stripe. Each report is a digital product, reviewed by a former billboard operator — or, for the Rate Report only, delivered automatically where that review cannot be completed in time — and delivered by email within the window stated for your product (24 hours for the Rate Report; 48 hours for the Report + Offer Review, which is never delivered without its written review). The written narrative in the report is generated with the assistance of AI from the underlying public data and reviewed before delivery. Because it is a digital product you download and keep, sales are final after delivery. Accuracy guarantee: if your report contains a material factual error, or the data does not apply to your property, email us within 30 days of purchase and we will correct it or, at our discretion, issue a refund. This guarantee covers accuracy, not a change of mind.

If something goes wrong on our end and your report is not delivered, contact us and we will deliver it or refund you. If you believe you were charged in error before delivery, contact us right away.

6. Acceptable use

The Owner's Report currently covers properties in Florida, Texas, and Georgia. You agree to request reports only for property you own or have a legitimate interest in, and not to resell, scrape, or redistribute our reports or data as a competing product.

7. Limitation of liability

To the maximum extent permitted by law, The Owner's Report and its operator are not liable for any indirect, incidental, or consequential damages, or for any decision you make about a lease based on a report. Our total liability for any claim is limited to the amount you paid for the report at issue.

8. Changes to these terms

We may update these terms from time to time. The version posted here, with the date below, is the current one.

9. Governing law

These terms are governed by the laws of the State of Florida, without regard to conflict-of-laws rules.
